Fannie Mae’s Green Financing Business offers mortgage financing for apartment buildings and cooperatives (with 5 or more units) targeting energy and water efficiency improvements. This includes the Green Rewards program and advantageous loan rates for properties with a qualifying Green Building Certification. All such loans are turned into Green Mortgage Backed Securities (Green MBS). Introduced in 2015, Green Rewards offers favorable pricing and up to an extra 5% loan proceeds, accounting for up to 75% of estimated owner energy and water savings and 25% of tenant savings in underwriting. Eligible properties include conventional and affordable multifamily properties, as well as cooperatives, seniors, military, and student housing. Eligibility requires property improvements to reduce total annual energy and water use by at least 30%, with a minimum of 15% from energy savings. The program is open to properties across the US, and chosen improvements must be completed within a year of loan closing.

Additionally, Fannie Mae offers preferential pricing for acquiring or refinancing a conventional or affordable property that holds a valid, eligible Green Building Certification, as per Fannie Mae Form 4250.
